Compass Bridge Loan Program

The Bridge Loan Program available through COMPASS made it possible to purchase our new home. With the bridge loan, we got access to a percentage of the equity in our home to use as down payment. This gave us the flexibility to put in a competitive offer on a new home without the contingency of needing to sell our home in Altadena first. Having been on the side of selling a home, we know that offers without contingencies are considered most highly. Brad Mohr informed us of this helpful program, along with the requirements and contact information for the loan company. Since we did not know that this program existed, Brad’s recommendation to look into it was invaluable. The process of applying for the loan was relatively straightforward, and coordination between the bridge loan company and our mortgage lender was seamless. The bridge loan was funded just before the expected closing date of our new home. The Bridge Loan Program made it possible to purchase the house we loved, and we highly recommend it.

We want to take a few minutes to say highlight the amazing work of Brad and Susan Mohr. Without a doubt, they are the reason we are in our new home in Pasadena. We have a bit of history with the Mohr’s. We first met Brad in 2013, when we were looking for a rental unit in the process of moving to the Los Angeles area for work. He helped us find a great townhouse that had all of the things we were looking for. After renting for a little over a year, we called Brad and Susan to help us find a home to purchase. They did not disappoint, and we found an amazing home in Altadena that was a great place to raise our two daughters. We also brought our third child into that home, and we could not have been happier. With a newly expanded family, we needed more space, and Brad Mohr was the first call we made. At the start of 2020, we discussed with Brad and Susan the features we wanted in a new home, along with location and price range. He immediately got to work in alerting us about houses that met those criteria. Things slowed down a lot with the global pandemic, but Brad stayed in constant communication. He explained the market trends and encouraged us to be patient. I have to admit, we were a bit anxious, but Brad helped us stay focused. As more homes came on the market in late spring, Brad kept us informed and showed us the properties he expected we would like. We very much appreciated how he curated the options to respect our time and make the showings efficient. In total, we viewed nearly 20 homes. The last home we saw was the one! Although it was near the top of our price range, Brad expertly advised us how to formulate our offer. I know that he worked closely with the seller’s agent to advocate for us, and his hard work paid off. Our offer was accepted! From there, Brad worked diligently to make the closing go smoothly – he coordinated all of the inspections, counteroffers, and negotiations, keeping us updated at each step. He also worked closely with our mortgage loan officer to We closed on our home in late August 2020 and look forward to raising our three children in this amazing house. In short, the experience of purchasing a home with Brad and Susan Mohr was exceptional, and I will recommend him to friends and colleagues for years to come! But wait, there’s more (pun intended!) – the cherry on top, is that Brad and Susan helped us buy and sell at the same time. Once the offer on the new home was accepted, the Mohrs got to work with selling our house in Altadena. Brad arranged to have photos taken and a 3D video tour created (a must in the pandemic!), and Susan was the perfect wordsmith for the listing description. They advised us of how to set the listing price and when to put our house on the market. Brad managed three days of showings, more than 30 in all. In the end, we received 15 offers, and we sold the house for $90k over the list price! We can honestly say that without their expert knowledge of the market and area, we would not have been as successful in selling our house.
